How Much Will Your Roof Replacement Cost?
Investing in your roof, whether repairing or replacing it, is a big decision. To make the right decision, you deserve to have as much information as possible - and cost isn't something companies generally like talking about. We don't think that's right, so we're going to answer your questions about how much it costs to repair or replace a roof here in Brunswick and Horry County.
Factors That Influence Roof Repair & Replacement Pricing
There are many factors that influence pricing. However, the 4 below are the biggest.
Material Type
The type of material that you choose will vary in pricing, so the overall cost of your roof will be effected by material type.
Roof Size
It may be obvious but its true! The larger your roof is, the more material and labor you will need to install it. This effects your price.
Roof Pitch
The steeper the roof, the slower the install process. A steep roof may also require additional safety measures. This can effect overall cost of your new roof.
Roof Complexity
If your roof has a large amount of detail areas such as skylights, dormers, and flashing then your roof may be more expensive to install.
Roof Cost By Service Type

Exposed Fastener Metal Roof
This metal roof is more cost effective than a standing seam metal roof but it will require more maintenance. You can expect to pay $13,500 - $21,000 for a 3,000 square foot roof.
Standing Seam Metal Roof
This type of roof has a larger range of pricing because of the wide range of metals that are often used(steel, aluminum, copper). You can expect to pay $30,000 - $60,000 for a 3,000 square foot roof.
Synthetic/Composite Roof
Synthetic/Composite materials are made to imitate premier materials such as tile or cedar but at a lower cost. You can expect to pay $45,000 - $75,000 for a 3,000 square foot roof.
Concrete/Clay Tile Roof
Concrete and clay tile roofs are common on villa style homes or buildings. The weight of these products are a factor in determining overall cost. You can expect to pay $54,000 - $82,500 for a 3,000 square foot roof.
Cedar Roof
The slow speed of install as well as the larger cost of materials effect the overall cost of a Cedar roof. With the cost comes great longevity, beauty, and wind ratings. You can expect to pay $60,000 - $84,000 for a 3,000 square foot roof.
Flat Roofs (Low-Slope)
Flat roofs (known in the roofing industry as low slope roofs) are most common on commercial buildings but can also be found on residential homes. Pricing can range from $7,500 for a simple coating to $87,000 for a complex insulation package on a commercial building for a 3,000 square foot roof.
