How Much Does a Shingle Roof Replacement Cost?
The price ranges below speak to a 3,000 square foot roof (Avg. roof size on the Grand Strand). In general, your roof size 1.5x the square footage of your home or 1.5x the first story of your home (if more than one story). A steep roof will increase this multiple where a shallow roof may decrease it. For example, a 2,000 square foot home normally has a roof that is about 3,000 square foot. Each package below covers a wide range of factors, which is why you'll find some overlap in the price ranges.

Damaged Shingles
If shingles are missing or damaged there will be a range of pricing depending on how many shingles are damaged. If only a few you could expect to pay around $400.
Hole Patch
If a tree falls on your roof you may need a hole patched. You can expect to pay around $500. Large holes could cost upwards of $2,000 to patch if damage is excessive.
Replace Skylight
If you have an existing skylight that you are looking to replace with new, you could expect to pay around $1,000. If you have a specialty size skylight or roof materials other than shingles it could cost upwards of $2,900 to replace your skylight.
Sagging Roof
If you have a sagging roof you may need wood replaced or rafters repaired. You can expect to pay around $500 to fix a sagging roof. If the area is large or you need rafters fixed you could pay upwards of $3,000.
Chimney Leak
If your chimney is leaking, there is a good chance that it needs to be re flashed. If you entire chimney needs to be re flashed, depending on the size, you could expect to pay around $1,800. If just a small area needs re flashed it would cost less. If your chimney is large and you have a large amount of rot around your chimney, you could expect to pay upwards of $3,000.
Flashing Repair
If you have a leak around a dormer, skylight, or in a area where your roof meets your siding, you may need a flashing repair. You can expect to pay around $600 if flashing needs to be replaced. If you have a large area of flashing needed or you have siding that is not easily removed (must be done for new flashing) then you could expect to pay upwards of $2,000.
Will Insurance Pay for My Roof?
While we can't guarantee that your insurance will pay for your new roof, we can help you identify insurable damage. Often we meet homeowners who don't realize they have insurable damage on their roof.
We will order and provide you with a free storm report so you can know the history of storms that have occurred over your home. If you decide to start a claim we will meet with your insurance adjuster to point out any damage we believe is due to a recent storm.

SC Safe Home or Fortified Grants
SC Safe Home & Fortified Grants are offered to homeowners on an annual basis who would like to hurricane-proof their homes. These grants are limited, meaning you'll want to stay on top of enrollment dates to receive a grant. Good news, were installers for both programs! So ask your project manager if grants are open.
Home Equity
Paying for a roof through home equity financing involves using the equity in your home as collateral to secure a loan. You can get a lump sum with a home equity loan, a flexible line of credit with a HELOC, or a cash-out refinance that replaces your existing mortgage. These options generally offer lower interest rates and longer repayment terms, making them suitable for large expenses like a new roof.

At Linta Roofing we offer a referral program. For every homeowner that has a roof replacement by your referral, we will pay you $200.

Contractor Financing
Contractor financing allows homeowners to finance home improvement projects directly through Linta Roofing. We partner with a financing company to offer loan options, making it easier for homeowners to afford large projects by spreading the cost over time with manageable payments.
What's Excluded from My Estimate?
While we strive to provide a comprehensive and accurate estimate for your roof replacement, there are certain aspects that are not included in the initial estimate. We believe in transparency and want to ensure you are fully informed. Below, we discuss the items that may incur additional costs.
Trimming Out New Skylights
If installing new skylights is a part of your roof replacement, it’s important to note that the cost estimate provided does not include the trimming out of the interior of the skylight. Trimming involves finishing the interior edges around the skylight to ensure a seamless and polished look inside your home. This step may require the expertise of an interior trim specialist or carpenter, which is not covered under our roofing services.
Removing & Re-installing Gutter Covers
If you have gutter covers over your gutters, please be aware that these will need to be detached and reset during the roof replacement process. This service incurs an additional cost beyond the scope of the standard work. The cost for this service can vary depending on the type of gutter cover you have installed. We recommend discussing this with your project manager, who can provide you with an accurate estimate based on your specific gutter cover type.
Flashing Replacement
The cost of your roof replacement does not include the replacement of all flashing on your roof. For most homes, flashing is easily reused and does not require replacement. Replacing flashing often requires the removal of siding or the installation of counter flashing to properly install new step flashing. So, if you request new flashing, it will have to be done at an additional cost.
Electrical Connections for Attic Fans
If we are installing attic fans on your home, it’s important to note that you will need to hire an electrician to make the electrical connections. This ensures that the installation is done correctly and safely. We recommend using a certified electrician for this task to ensure that all electrical work meets the required standards and regulations.
Loading Roof Materials Manually
Our standard practice is to use a boom truck to deliver shingles directly to your roofline. However, if you prefer not to have a boom truck on your driveway, please let us know in advance. In this case, the shingles will be placed on the ground and will need to be carried up to the roof manually, either using a laddervator or by hand. This additional labor will increase the cost of your roof replacement. We want to ensure you are aware of this option so we can provide an accurate cost estimate for the ground drop and manual transport of materials.
Removing Multiple Layers of Shingles
In some cases, there may be multiple layers of shingles on your roof that need to be removed. This is something we may not discover until we begin the tear-off process. While it is unlikely, if we do find additional layers, removing them will incur an additional cost. The cost for removing extra layers of shingles will be clearly outlined in your contract. We want to be transparent about this possibility so you are fully informed about potential costs associated with your roof replacement.
Damage to Fiber Cement Siding
If your siding touches the roof, it can hold moisture and become more fragile over time, especially with fiber cement siding. During a roof replacement, this can sometimes lead to damage or chipping of the paint when old shingles are removed. If this occurs, repairs would be the homeowner's responsibility.

A Letter From Our President
My father, Jeff Linta, learned everything he knew about roofing and construction from my grandfather John Linta. He continued his fathers legacy with Jeff Linta Roofing & Construction in the hope that contractors could be trusted again. As I got older, my father put me to work & taught me everything there is to know about roofing. When he passed in 2022, I became the President of his company and reframed the focus around what I know best; roofing.

Moving Vehicles & Outdoor Items
Please move vehicles out of the driveway and clear items like flower pots, lawn furniture, and grills from the edge of your home.
Inspecting Your Attic Space
When we install a new roof, nails will extend through the plywood about 1/2". Please ensure attic lines, like A/C lines, are not close to the roof deck to avoid potential damage. This could cost you over $2,000 for an A/C company to repair and we don't want that! We recommend having a licensed A/C technician inspect and, if needed, move any lines in the way. This helps prevent unexpected issues.
Protecting Attic Items
When we tear off a roof, rock granules from the shingles and wood chips from nailing can enter the attic space. If this is a concern, please protect any valuable items stored in your attic to prevent potential damage.
Protecting Areas Below Skylights
If you have skylights, please remove any items beneath them and cover the floor. This helps protect your belongings in case any small debris enters the home during the roof replacement.
Secure Loose Items
During a roofing project, loosely hung items can fall & break, because of this we ask that you secure these items to avoid damage to your personal belongings.
Mowing your lawn
At the end of your roofing project we will roll magnets to pick up any nails that may have fallen around the tarps we place in your yard. A freshly mowed lawn helps us make sure we picked up anything that may have fallen during the roofing project.
Loss of Signal
If we need to remove your satellite dish during the roofing project, there may be a temporary loss of signal. Just a heads up! We don't want you to miss the big game.
HOA Approval
You will be responsible for verifying roofing materials and color approval with your HOA, ARB, POA, or any other entity.
