How Much Does a Roof Repair Cost?
A roof repair can cost anywhere between $400 up to $10,000 depending on the size of the area that needs to be repaired. When it comes to roof repairs, there is a wide range of prices that you may pay. So, to make things simple, here is some pricing for the most common roof repairs!
Damaged Shingles
If shingles are missing or damaged there will be a range of pricing depending on how many shingles are damaged. If only a few you could expect to pay around $400.
Hole Patch
If a tree falls on your roof you may need a hole patched. You can expect to pay around $500. Large holes could cost upwards of $2,000 to patch if damage is excessive.
Replace Skylight
If you have an existing skylight that you are looking to replace with new, you could expect to pay around $1,000. If you have a specialty size skylight or roof materials other than shingles it could cost upwards of $2,900 to replace your skylight.
Sagging Roof
If you have a sagging roof you may need wood replaced or rafters repaired. You can expect to pay around $500 to fix a sagging roof. If the area is large or you need rafters fixed you could pay upwards of $3,000.
Chimney Leak
If your chimney is leaking, there is a good chance that it needs to be re flashed. If you entire chimney needs to be re flashed, depending on the size, you could expect to pay around $1,800. If just a small area needs re flashed it would cost less. If your chimney is large and you have a large amount of rot around your chimney, you could expect to pay upwards of $3,000.
Flashing Repair
If you have a leak around a dormer, skylight, or in a area where your roof meets your siding, you may need a flashing repair. You can expect to pay around $600 if flashing needs to be replaced. If you have a large area of flashing needed or you have siding that is not easily removed (must be done for new flashing) then you could expect to pay upwards of $2,000.
Is My Roof Repair Under a Warranty?
Linta Roofing provides warranties for partial and full roof replacements. A partial replacement would be any repair where an entire slope is replaced.
However, we do not warranty minor roof repairs like replacing missing shingles. This is because small areas of damage usually indicate deeper issues, which can result in ongoing repairs, and ultimately lots of confusion over warranties.
November - June
Between the months of November to June, repairs are usually completed within 5 to 15 days after the contract is signed.
July - October
During hurricane season, between the months of July to October, repairs can take 4 to 8 weeks to complete after the contract is signed.
How Will Linta Handle Schedule My Repair?
Your Project Manager will provide a general idea of when we will be able to come out for your roof repair and call the day of to let you know of their arrival. Don't worry! You don't need to be home for your roof repair unless you'd like to be.
We can't provide an exact day and time for your repair because minor roof issues can sometimes reveal more serious underlying problems. We schedule repairs on days when we have enough time to address any unexpected issues that may arise, ensuring a thorough and effective solution for your roofing needs.

What's Included in Roof Maintenance?
Our Grand Strand community is no stranger to harsh weather, meaning that yearly roof maintenance is essential to keep your roof functioning at its very best! When we inspect your roof, we check the quality of your pipe boots and identify missing shingles. Your Project Manager will also perform a few additional tasks that mitigate your risk of unwanted roof damage!
Remove Gutter Debris
Debris such as leaves, twigs, and dirt can obstruct the flow of rainwater through your gutter system. It is important to clear away gutter debris so that rainwater does not back up onto your roof & cause water damage.
Re-caulk Unsealed Areas
Your roofing system functions as one cohesive unit. When a small area of your roof is weathered or damaged, it is important to seal up those areas before further damage occurs.
Remove Debris Build Up
Like gutter debris, when areas on your roof accumulate pine straw, leaves, and dirt it can cause significant damage to your roofing system. Debris prevents rainwater from rolling off your roof, causing it to pool and damage your roof material.
One Time Roof Tune Up
When your roof hasn't been inspected in a while, its time for a tune up. Sealing any exposed nails, removing small debris from the roof and providing a photo inspection report is a part of a good roof tune up. You can expect to pay around $350 for this one time service.
Annual Maintenance Plan
It is easy to forget necessary maintenance on your home, especially your roof. An annual maintenance plan will allow you to schedule that maintenance ahead of time and get a discount while your at it! With a 3 year commitment you can expect to pay around $250 a year for this program.
Commercial Roof Maintenance
For a maintenance program that inspects your roof, cleans drains, makes minor repairs and provides a photo report of your commercial roof, you can expect to pay around $350 depending on the size of your building.
Will My Repair Match My Existing Roof?
Our roofing experts will do whatever they can to help your roof repair look seamless. However, the area where your repair is completed will not perfectly match your existing shingles.
As your roof ages, UV light and algae growth slowly alters the color of your roof, so when new shingles are applied to that area, they will look different than the rest of your roof.

How to discover whether a repair or a replacement is right for you
Your Roof is Less than 10 Years Old
Generally speaking, a roof that is less than 10 years old should not have serious issues going on if it was installed correctly.
So, if high winds blew through your area and knocked off a shingle or two, it's appropriate to have a repair completed on your roof.
If You Have Not Had Continuous/Multiple Leaks
If you haven't had an ongoing leak in the same spot or leaks in different spots on your roof, it may be beneficial to repair the issue and keep up with your regular roof maintenance.
You Have a Very Small Amount of Damage
After a storm, you may notice that you lost a shingle or two. When high winds blow through our area this can happen.
When you call right away, before nails corrode in that spot, we can complete a repair for you.
Roof Replacement
There are times when a small roof issue is a visible part of a much bigger problem. Below you'll find instances where you may need a full roof replacement instead of a repair.
Your Roof is Over 15-25 Years Old
If your roof is over 15-25 years old, it's reached the average lifespan of a roof. When problems occur at this stage of your roof's lifespan, it can be a catalyst or a sign of a serious roof problem.
To protect your roof and the interior of your home, it's best to have a full roof replacement at this point.
You've Had Multiple Repairs
If you have to call a roofer to repair the same or different areas on your roof frequently, it can be a sign of a more serious underlying problem.
Ultimately, repair costs can add up to or even outweigh the cost of a new roof. They're a big headache to continue to deal with. At this point, a roof replacement may be the right choice for you!
If New Issues Keep Coming Up
If various problems continue to show up with your current roof, whether in the same spot or different spots, it's likely time for a full roof replacement.
These issues can be large patches of missing shingles and leaks but they can also be more subtle. After a thorough roof inspection, your Project Manager can provide you with photos of more subtle damage that may indicate it's time for a roof replacement.
