Metal roofs are known for their durability and long lifespan, making them a popular choice for homeowners in Myrtle Beach. But considering metal roofs are significantly more expensive than shingle roofs, you might be wondering how you can get your money’s worth out of a metal roof.

Often our customers get metal roofs because they are a low-maintenance roofing option. And this is true! Most of the tips we suggest in this article do not require you to go up on your own roof. In fact, we suggest having a roofing expert complete these steps, but it’s important to know that these tips can help keep your metal roof in great condition:

  1. Regularly removing debris from your metal roof
  2. Have an annual metal roof cleaning
  3. Have paint touch ups after a storm
  4. Replacing screws on exposed fastener metal roofs

To ensure your metal roof lasts as long as possible, regular maintenance is key. Whether you’re dealing with the salty sea air or frequent storms, these expert tips will help you protect your investment and keep your roof in top condition!

4 Ways to Make Your Metal Roof Last in Myrtle Beach

While metal roofs already have a much longer lifespan than shingles, these tips help you keep your metal roof functioning at its best for its entire lifespan! Considering metal roofs are a low maintenance roofing option, you may find that some of these tips are pretty easy to have completed.

1. Regularly Removing Debris

When debris accumulates on your roof, it can trap moisture, leading to potential corrosion or damage to your metal panels. Water should flow off your roof smoothly, so keeping it clear of any obstructions is crucial.

The best practice to follow is to schedule regular roof maintenance to ensure that debris is promptly cleared, especially after storms or during the fall when falling leaves and rain are prevalent.

2. Clean Your Roof Annually

Over time, dirt and debris can build up on your roof, not only affecting its appearance but also potentially damaging the paint that protects the metal. Manufacturers often require annual cleanings to maintain paint warranties, so scheduling a yearly soft wash is recommended. A soft wash uses low pressure to clean the roof without causing damage, unlike high-pressure washing that can harm the paint or panels.

If you schedule roof maintenance, be sure to tell your roofer you’d like a soft wash completed on your roof.

3. Paint Touch Ups After Storms

When flying debris strikes a metal roof it can chip the paint and ultimately cause rusting. Because metal roofs come in large panels, a small area of rust can become a major roof repair. However, if you act quickly and have a roofer come out to touch up the paint on these affected areas, you mitigate the risk of premature deterioration on your metal roof. Often metal roofing manufacturers offer touch up pens to roofing contractors, so this is something you can have completed easily by your roofer.

If you’re not sure of the exact color of your metal roof, you can ask your roofing contractor to come take a look and they will be able to find the best match for you.

4. Replace Screws on Exposed Fastener Metal Roofs

These rubber washers can deteriorate from weather and sun exposure over time, potentially leading to leaks. Replacing the screws and washers can prolong the life of your roof and prevent costly repairs down the line.

This type of metal roof maintenance can be expensive. But it is necessary to keep an exposed fastener metal roof in good condition.
