Have you noticed leaks, rust, or paint peeling on your metal roof?
Are you wondering how much it might cost to get it fixed?
While metal is a highly durable roofing material, it can occasionally need a roof repair. Especially for homes in the Myrtle Beach area where weather can be extreme. High winds, heavy rain, and hurricanes can all cause damage to metal roofs over time, resulting in the need for a metal roof repair to make sure your home is in tip top shape.
Over the years we’ve gone out to inspect many metal roofs and if we find damage, the first question we get is “how much will it cost to repair my metal roof?”
Here, we’ll go over the signs that indicate your metal roof might need a repair. We’ll also go into the average cost of a metal roof repair and what next steps you should take to fix your roof.
Before delving into cost, let’s go over the signs that your metal roof might need a repair.
How to Know You Need a Metal Roof Repair
Many homeowners opt for a metal roof because it can last anywhere from 15 to 50 years depending on the type of metal you choose. But like any roofing material, metal can get damaged over time depending on where you live and the weather. Weather events like hail, heavy rain, and high winds can all impact a metal roof.
In Myrtle Beach we have plenty of sunny days, but we also have our fair share of these types of events. So what are the signs that your metal roof has been impacted by the weather here in Myrtle Beach? Let’s talk about it.
Leaks and Water Staining: If you find that water leaks into your home during a heavy rain storm or stains on your ceiling after rain, this could be a sign that you need a roof repair.
- Rust or corrosion: If you notice rust or corrosion on your metal roof, it’s possible that the coating was scratched. This can be caused by a tree branch blown onto your roof by wind or any object that comes across your roof. Once the coating is scratched moisture and rain water are able to seep into the scratch where the raw metal is exposed and result in rust or corrosion.
- Sealant failure around flashing or fasteners: Corrugated metal roofs with fasteners need more maintenance than a standing seam metal roof. Fasteners have rubber grommets that can deteriorate over time in the sun. We recommend replacing the fasteners on a corrugated roof around every 10 years. But if you didn’t know the fasteners needed replacing, you may find leaks or water stains during heavy rain storms. Additionally, sealant failure around your roof flashing can cause leaks. This is a crucial element to help your roof wick water off of your home and will need repairing to prevent further leaks.
Bubbling or Peeling Paint or Coating: If you see bubbling or peeling on a panel or two on your metal roof, it’s likely time to have those panels replaced. This can be caused by a variety of factors, but it is most commonly related to moisture, installation issues, and the effects of weather.
If you see any of these things, it’s important to have a roof inspection so you can understand the severity of the roof issue you’re having and the price to have it repaired.
How Much Will it Cost to Have a Metal Roof Repaired?
An average repair on a metal roof can cost anywhere between $500-$15,000 based on the location of the damage, the size of the damage, the style of metal roof you have, and the type of metal you’re replacing. Other factors like how many stories you have on your home, the steepness of your roof, and complexity also play a role in the final price of your metal roof repair.
The type of metal you’re having replaced plays a big role in the final price of your roof repair, but more commonly the labor to complete a metal roof repair will be the bulk of the final price. Repair difficulty can vary significantly depending on the location of the damage. The more difficult it is to repair, the higher the final price will be.
Steel: Steel will be the least expensive
Aluminum: Aluminum will sit somewhere between the price of steel and copper
Copper: Copper is typically the most expensive material to repair

How Metal Roof Style Can Impact the Price of a Roof Repair
The cost for a metal roof repair can differ depending on what style of metal roof you have.
Corrugated Metal: This style of metal roof is repaired by unscrewing and removing damaged panels. This is one of the least expensive metal roof repairs depending on the type of metal you have on your corrugated roof. However, this type of metal roof can also see more damage than a standing seam metal roof if maintenance requirements are not met.
Standing Seam: On a standing seam metal roof, metal panels are crimped together during installation. Meaning that the panels are more difficult to remove and the risk of other panels getting damaged is higher. This process will cost more than a corrugated metal roof, though it has less regular maintenance requirements than a corrugated metal roof.
While a repair is sometimes necessary, if you find that you’ve had a number of repairs on your metal roof, it may be time to consider a roof replacement.
How Much Does a Metal Roof Replacement Cost?
If you find that you’ve had a number of repairs completed on your metal roof, it might be time to consider a full replacement. While the initial cost upfront exceeds materials like traditional shingles, metal roof should last you anywhere from 15 to 50 years when it is installed correctly. The longevity of your metal roof can vary based on the type of roof you choose.
