It can be hard to say exactly how much it will cost to re-roof an apartment complex without knowing how many buildings you have, their complexity, or how many stories are on your buildings. But to give you an idea of price, we’ll break it down per square (a 10ft x 10ft space).

  • Low end: $330 per square
  • High end: $450 per square

Despite similar materials, Building 2 cost nearly triple due to size, layout, and accessory requirements. While the average total price can sit somewhere between $20,000 to $100,000, varying factors determine the final price of a roof replacement in an apartment complex. So what factors can change the cost of a roof replacement and how much do they cost?

What Factors Go Into the Final Price of a Roof Replacement for My Apartment Complex?

There are a number of additional factors that can increase the final price of your roof replacement. 

For example:

  • Building Height (Number of Stories)
    • Taller buildings increase labor costs and often require special access equipment like boom trucks or man lifts. A 2-story building could add an additional $20 to $40 price increase per square. While the price of 3 or more stories can vary based on the added price for lifts, cranes, and possibly other machinery.
  • Accessibility
    • If a building is difficult to access, it may increase the price. This is because loading shingles onto a roof via a boom truck is the preferred method. If the boom truck is not tall enough or if there is no appropriate space for a boom truck to park, we may need to have the roofing materials loaded by a crane or other more time consuming methods.
  • Debris Removal
  • Number of Buildings

When it comes to the price of each building, a roofing contractor will take a few things into consideration as they work up a roof estimate for you.

These things include:

Material Type

Most apartment complexes in the Myrtle Beach area choose to have architectural shingles installed on their roofs. This is because architectural shingles are durable in strong winds, have a clean look, and have a reasonable price.

However, there are more options to choose from. Price ranges and availability can vary:

  • 3-Tab Roofing Shingles (Not installed by all local roofing companies): $330-$450 per square
  • Architectural Roofing Shingles: $350-$550 per square
  • Designer Roofing Shingles: $400-$600 per square

Roof Size

The size of your roof can vary from the square footage of the building because it includes elements like:

  • Ridges 
  • Hips 
  • Valleys
  • Rakes 
  • Eaves

These areas are taken into consideration because different material is used to cover them. This can create more waste due to complexity, which can impact the final price.

Roof Pitch

The pitch or the roof slope is expressed as a ratio. It is determined by the vertical rise and horizontal run of your roof. The horizontal run is 12 inches, while the vertical rise can vary based on the structure of the building.

To get an idea of pricing, here is how pitch can impact the final price of your roof replacement:

  • 7/12 to 9/12 roof pitch: additional $40-$70 per square
  • 10/12 to 12/12 roof pitch: additional $70-$110 per square
  • Over 12/12 roof pitch: additional $110 per square or more 

Roof Complexity

Roof complexity is determined by the unique design of each roof in your community. These areas can require roofers to cut and shape shingles to fit just right. If a roof is more complex, more materials are needed. Not only that, but this can create more waste from those specific buildings. A typical roof replacement will amass anywhere from 10%-25% of material waste.

  • Rakes
  • Eaves

  • Flashing
  • Dead Valleys

Accessory Types

Roof accessories can include:

  • Premium underlayment

Tear-off

The tear-off process is the first step of a roof replacement. During the tear-off we remove old shingles, which gives us a better idea of the condition of your roof decking. The additional price can be $30 to $60 per square depending on your roofing contractor, the material that is being removed, and how many layers of roofing material are on the roof. In Myrtle Beach it is less common to see multiple layers of shingles than it is in colder climates.
