What Does Roof Maxx Do?

We can’t fully address the problems and benefits of Roof Maxx for Grand Strand homeowners without explaining what Roof Maxx does and claims. According to their website, Roof Maxx is a natural oil treatment intended to re-saturate asphalt roof shingles, in turn extending their lifespan. They claim that older roofs can benefit from Roof Maxx as long as minor repairs are completed prior to application. Which raises the question, how much does Roof Maxx cost? And how long can you expect it to be effective?

Although the cost can vary based on the complexity of your roof and the type of materials you have, it generally costs around $3,000 to $6,000. The initial application comes with a 5-year flexibility warranty.

Roof Maxx guarantees their product for 5 years, which does not include leaks, faulty installation, or damage from extreme weather conditions. However, if treated shingles lose their flexibility, Roof Maxx will re-treat the impacted areas on a prorated basis over their 5-year warranty timeframe. 

It sounds like a pretty cost-effective solution, but not everything that glitters is gold. So we wanted to look into Roof Maxx to see if it was a solution for shingles or a comprehensive roofing solution for the entirety of your roof. And while it may extend the life of your shingles, we found that homeowners may still experience roof problems even after a Roof Maxx application.

Problems with Roof Maxx for Grand Strand Homeowners

Roof Maxx is designed to revitalize the flexibility of your shingles. So, if your roof shingles have become dry and brittle, Roof Maxx claims their product will prolong the life of your shingles for 5 years. While that sounds promising, here's what you need to know:

  • Roof Maxx claims to extend shingle flexibility for up to 5 years, but it does not address deeper roofing issues.

  • It will not stop leaks or correct problems caused by poor roof installation.

  • Although it claims to “waterproof” shingles, the product doesn’t account for many of the common issues Grand Strand homeowners face, such as wind damage or system deterioration.

  • Roof Maxx does not re-seal the bond lines on your shingles — the adhesive strips that help shingles stay attached during high winds. Bond lines typically start to fail around the 15-year mark, which is around the time you should consider a roof replacement.

  • Because Roof Maxx doesn’t restore these bonds, you may simply end up with more flexible shingles that still can't protect your home.

In addition to some of these problems, it seems that Roof Maxx can also have a negative impact on your insurance. If your insurance carrier has reached out to you about the age or condition of your roof, it's important to know that Roof Maxx may not be the fix they're looking for.

Insurance Issues with Roof Maxx

In researching customer experiences with Roof Maxx, we found a lot of mixed opinions. And even some strongly worded thoughts from homeowners who hadn't tried the product for themselves. But one comment stood out to us above the rest. The writer mentions that whether or not you apply roof rejuvenation products like Roof Maxx, their insurance carrier was still threatening to drop their coverage.

Although Roof Maxx claims it will extend the life of your shingles, this product may not increase the longevity of your roofing system as a whole, which is what matters most. Not only that, but it may not improve the quality of your roof enough for your insurance company to see it as anything other than an old roof.

But does that mean Roof Maxx is completely unnecessary? We don’t think so. 

When is Roof Maxx a Good Option?

For example, it may be the right solution if:

  • Your roof is relatively new. Ideally within the first 5 to 10 years of a roof replacement.

  • You want to keep your shingles flexible longer than usual, which is key to prolonging their lifespan.

  • You're committed to maintenance, applying Roof Maxx every 5 years as suggested.

  • You’re willing to schedule annual roof maintenance to catch issues like wind damage or loosening bond lines early.

  • Your roof isn’t already too old. This routine may help extend its life if it's not already at the end of its serviceable phase.

With this treatment, it’s important to schedule annual roof maintenance to ensure that your roof hasn’t been impacted by wind damage or loosened bond lines. This will help you stop any costly problems with your roof that go beyond the shingles themselves. Depending on how old your roof is, this routine could potentially prolong the life of your roof, meaning Roof Maxx may be the right solution for you.

Is Roof Maxx the Right Solution for Your Roof?

When you have concerns about your roof as you go into hurricane season, you can feel defeated if you can’t invest in a new roof right away. Roof Maxx positions itself as a reliable solution for this problem. And we would agree that Roof Maxx can be a great preventative measure in specific situations.

However, if you have a roof over 15–25 years old, Roof Maxx may not be a cost-effective solution for your roof. If you find yourself concerned about the cost of protecting your roof this hurricane season, we suggest looking into ways you can pay less for a roof or consider financing options.
