If you’re looking into Roof Maxx, you may be curious about how to extend the lifespan of your current roof. Afterall, it’s no secret that the cost of a roof replacement is a significant investment. An investment that may not be ideal to make at this time. 

As big advocates for long roof lifespans and roofing systems that can hold up during hurricane season, we wanted to learn more about Roof Maxx. Is Roof Maxx a great solution for homeowners who want to extend the lifespan of their roof?

After a bit of research, we found that the answer is… sometimes. 

In this article we’ll discuss what Roof Maxx is, potential problems Roof Maxx can cause for Grand Strand homeowners, and when Roof Maxx is a good solution for your roofing problems. We’ll also address the best course of action for homeowners with a roof between 15-25 years old.

What Does Roof Maxx Do?

shutterstock_2278037975We can’t fully address the problems and benefits of Roof Maxx for Grand Strand homeowners without explaining what Roof Maxx does and claims. According to their website, Roof Maxx is a natural oil treatment intended to re-saturate asphalt roof shingles, in turn extending their lifespan. They claim that older roofs can benefit from Roof Maxx as long as minor repairs are completed prior to application. Which raises the question, how much does Roof Maxx cost? And how long can you expect it to be effective?

Although the cost can vary based on the complexity of your roof and the type of materials you have, it generally costs around $3,000 to $6,000. The initial application comes with a 5 year flexibility warranty.

Roof Maxx guarantees their product for 5 years, which does not include leaks, faulty installation, or damage from extreme weather conditions. However, if treated shingles lose their flexibility, Roof Maxx will re-treat the impacted areas on a prorated basis over their 5 year warranty timeframe. 

It sounds like a pretty cost effective solution, but not everything that glitters is gold. So we wanted to look into Roof Maxx to see if it was a solution for shingles or a comprehensive roofing solution for the entirety of your roof. And while it may extend the life of your shingles, we found that homeowners may still experience roof problems even after a Roof Maxx application.

Problems with Roof Maxx for Grand Strand Homeowners

Roof Maxx is designed to revitalize the flexibility of your shingles. So, if your roof shingles have become dry and brittle, Roof Maxx claims their product will prolong the life of your shingles for 5 years. brittle roof shingleBut it seems to stop there, as they make it clear that their product will not stop leaks or mitigate issues caused by an improper roof installation by your roofing contractor. Roof Maxx claims to “waterproof” your shingles but neglect to acknowledge pervasive issues homeowners deal with that go beyond the flexibility of shingles. 

Not only that, but Roof Maxx does not claim to be able to re-seal the bond lines on your shingles, which is what helps them seal together upon initial roof installation. The bond line on your shingles is designed to keep your shingles adhered to the roof, even in strong winds. Around the 15-year mark, these bond lines start to fail. Because your roof acts as a whole system, this is usually a sign that it’s time for a full roof replacement. Because Roof Maxx does not claim to re-seal the bond lines that prevent wind damage, it begs the question, will making shingles more flexible actually help my roof to last longer or will I just have more flexible shingles?

Insurance Issues with Roof Maxx

In researching customer experiences with Roof Maxx, we found a lot of mixed opinions. And even some strongly worded opinions from homeowners who hadn't tried the product for themselves. But one comment stood out to us above the rest. The writer mentions that whether or not you apply roof rejuvenation products like Roof Maxx, their insurance carrier was still threatening to drop their coverage.

Although Roof Maxx claims it will extend the life of your shingles, this product may not increase the longevity of your roofing system as a whole, which is what matters most. Not only that, but it may not improve the quality of your roof enough for your insurance company to see it as anything other than an old roof.

But does that mean Roof Maxx is completely unnecessary? We don’t think so. 

The Benefits of Treating Your Shingles with Roof Maxx

Roof Maxx is a product we believe is useful in applicable circumstances. For instance, it can be beneficial to have Roof Maxx applied to your roof early on, within the first 5 to 10 years of a roof replacement. This is because Roof Maxx will help keep your shingles flexible, which is important to the life of your shingles. As long as you have the product applied every 5 years, as suggested by Roof Maxx, we believe that it can keep shingles flexible longer than usual.

With this treatment, it’s important to schedule annual roof maintenance to ensure that your roof hasn’t been impacted by wind damage or loosened bond lines. This will help you stop any costly problems with your roof that go beyond the shingles themselves. Depending on how old your roof is, this routine could potentially prolong the life of your roof, meaning Roof Maxx may be the right solution for you.

Is Roof Maxx the Right Solution for Your Roof?

When you have concerns about your roof as you go into hurricane season, you can feel defeated if you can’t invest in a new roof right away. Roof Maxx positions itself as a reliable solution for this problem. And we would agree that Roof Maxx can be a great preventative measure in specific situations.

However, if you have a roof over 15-25 years old, Roof Maxx may not be a cost-effective solution for your roof. If you find yourself concerned about the cost of protecting your roof this hurricane season, we suggest looking into ways you can pay less for a roof or consider financing options.
