In that time, the roofing industry changes, material costs rise, labor shifts, and some companies come and go. So when it’s finally time to replace your roof again, the price can feel shocking.

You might find yourself asking, “Why are roofing costs so high now?”

While a $30,000 roof would be well above what most average-sized homes in the Myrtle Beach area should expect to pay, today’s homeowners are still looking at roughly $9,150 to $13,050 for a standard roof replacement.

So yes, roof prices have gone up. But by how much, and why?

We’ll keep it simple: if you have a 30 square roof (this is the average size of a roof on a 2,000 square foot home in Myrtle Beach) you should expect to pay between $9,150 to $13,050, barring that no additional damage is found when the work begins. So, if you receive a roof estimate that is significantly lower or higher than that general range, it’s best to look into why that is.

In any industry, there’s supply and demand. And when supply is trying to keep up with demand, it almost always means higher prices for the customer. In fact, we pulled the notices we’ve received over the years and found that one of the nation’s leading shingle manufacturers, GAF, has increased the price of its materials at least 2 times a year each year since 2019. With each increase, the rate sits around 6-9%. 

 

Not only that, but tariffs on imports from other countries have had a significant impact on the price you pay for a new roof. Shingles may be made in the US, but often the materials used to make them come from outside of the US. These include materials like petroleum which are used to make shingles and aluminum for metal roofing.

But, we can’t just blame manufacturers and tariffs, there are more factors that go into the final price of your new roof.

Why Roofing Costs Have Increased: Coastal Building Codes

In Horry County, builders follow the 2021 IRC, which dictates what is mandated to be a part of your roof replacement. Because we live in a hurricane-prone region of South Carolina, our roofs need some additional attention. Whether it’s double underlayment or drip edge, these mandates have easily added $600-$700 to the price of a roof replacement.

Labor Costs are Higher for Skilled, Licensed Roofers

In roofing, there is little to no margin for error. Because of this, hiring a skilled and experienced roofer is vital to ensure you don’t have premature roofing issues. Whether they’re pulling roof permits, driving an hour away for a roof inspection, or expanding the team to serve you better, there are costs associated with everything your roofer does. Similar to any business. 

Many of these things are included in your roof estimate. These things can include:

  • Pulling permits, accurate measurements, or storm reports for your home
  • All licenses and insurances in place and regularly kept up-to-date
  • Enough team members to properly handle a recent storm environment (repairs, warranty, accounting, call answering/customer service, etc.)
  • An office space to house materials and ensure efficient service
  • On-site supervision while the job is being done
  • Software to provide project visibility before, during, and after
